Panic Bars and Exit Devices: A Guide for Business Owners

By Mega Lock And Key · MD Locksmith License #394 ·

A panic bar, or exit device, lets people leave a building with one push and is required on many commercial exits by fire and building codes; when an exit door stops latching or the bar sticks, the cause is usually alignment, the closer, or worn device parts, and most are repairable.

Main types

Common exit device types.
TypeWhere it latchesTypical door
RimStrike on the frame edgeSingle doors

Concealed vertical rodTop and bottom, rods hidden in the doorStorefront and glass doors
MortiseA lock body inside the doorHeavy-use doors

Why exit doors stop latching

  • The strike is out of line after the door sagged.
  • The door closer is not closing the door fully.
  • Vertical rods on a double door need adjustment.
  • Worn springs or damage from carts and forced entry.

Repair or replace?

Most problems are fixed with adjustment or parts. Replace the device when it is damaged beyond repair or parts are no longer available. See panic bar installation and repair and door closers.
